How to calculate a real estate sales commission?

Q. I am needing to know HOW to find the answer for this real estate math question:

A salesperson receives $5,687.50 commission from the sale of a house after the deduction of a 45% brokerage fee and a $425.00 admin. fee was deducted from the total commission. The listing agreement establised a 7% commission rate. What was the sales price of the house?

A. $153,800.00


What do you think of managed bankruptcy as a plan to bail out the housing industry?
Q. I thought I'd asked, but it shows up if you do - as a question answered.
What I'm wondering is does managed bankruptcy work in this situation, or has it never been tried before?
I'd really like a professional opinion about it, but I don't know under which profession it falls: housing and real estate or economics. Anyway, it doesn't fall under my own profession at all.

A. A new home builder could use it to get rid of the debt on land which was purchased at too high a price. It could get rid of obligations to workers. It could cancel any debts to suppliers. But the builder needs all of those things to get started again..... and no one will sell him any land; no one will work for him; no one will supply him.

Real estate companies could use it to void leases on existing buildings.

The only situation where it makes sense would be a huge building in New York City. If the bankruptcy court "crammed down" the mortgage, the owner can now make a profit. But judges have not been doing much of that. "Moral hazard" is the main danger. And judges are constrained from reducing principal in many cases.

I have a ton of stories. I have had two closings fall thru after everyone signed at the closing table! But I think the worst is when people think they know better than me and then get mad that someone didn't honor what they said.
Yes- that happens a lot. It seems to often come back a bite them. Buyers and sellers that are that way seem to be suckers for cone men them selves- the con men make the buyer/seller think they are taking advantage of someone then- whoops they get taken themselves instead.
Agents that are that way also often end up going broke or jail. At least that is what I have seen.
Have your head on straight. Get a few great mentors. Always be honest even when (especially when) you are sure you will never get caught.


How many times did you take your real estate exam?
Q. I am pretty much wondering how hard the real estate exam is? I guess this question can be hard to answer if its state specific, but yea...I mean was it easy? If i study for three or four months for two or three hours a week, would I probably pass?

A. The question I have for you is what is your experience in Real Estate? What state are you taking the test in? You may be able to get stats on your state.

I personally have over 13 years of experience and I read all the books and I collectively made a 93% score in Texas on the first shot. I would suggest that you take some of the online pre-tests to give you a feel of how well you will do prior to taking the test. Some will even guarantee that you will pass the test.
