Is it illegal to have a property listed for rent and for sale by two different real estate agents?

Q. Real Estate Question
What I was planning to do is to put the house for rent with one agent and at the same time, put the house for sale. I have tried going with just one but I am not having any luck in finding prospective buyer/renter. So I thought about putting it up for rent and for sale at the same time.
I don't want to put the house for rent by two different agents. Each agent would be responsible for rental/sale respectively.

A. If you are looking at renting a property and see it listed by two agents, that's none of your concern.

If you are listing a property for rent and want to use two listing agents, I don't think that's legally possible. It's certainly not ethical. When you list with an agent that gets a commission for finding the tenant, you should have entered into a contract with him. And, therefore, that should preclude you from doing so with another agent.

If you did list with agent A with a listing contract and then listed it with agent B, and agent B found a renter, I would think you legally owe agent A his full commission as well as agent B.


What specific questions should a webmaster ask real-estate agents while designing their websites?
Q. I work for a website developing co. and I have to come up with a questionaire designed for real-estate agents only.(new job) Any ideas of what questions to ask a real-estate agent while developing their website would be appriciated.

A. 1. Ask for their name, location, working hours, office, phone number, email address, etc.
2. Which real estate company do you work for?
3. What department do you work for?
4. What hours are best to call or visit in person?
5. Ask for a list of previous or current houses they're marketing.


How do I deduct my hand tools for my real estate practice and client party?
Q. Two in one question. I am a real estate broker and I manage properties. In the process I have to do repairs on certain properties and have purchased hand tools for this purchase. I don't want to have to capitalize and all that for a 3.99 screwdriver so how do I deduct these purchases.

Part two. If I throw a client party at my house, can I write off the entire amount or is it subject to the 50% entertainment stuff.

I have several hand tools so the screwdriver is an example. I can't imagine I have to fill out a sect 179 deduction for each one

What questions do I ask real estate agents? Any agents out there?
Q. I'm currently in high school (senior year) and I'm going to be attending a luncheon with a bunch of real estate agents in my city. I basically have to ask them questions about their career. I have no idea what to ask them. Its for a class and I really need this participation. Does anyone have any possible questions that I can ask.
Please give me some questions.

A. You've already had some good ideas given by another Realtor, but I would add in to ask them the following:
What the most difficult part of their job is?
What are some of the biggest misconceptions about selling real estate?
What is something that people expect them to do that they are not allowed to do by law?
Why are they with the broker they're with?
What do they find most rewarding about their career?
Do they see themselves doing this for 5 more years? 10?
Do they see real hope of the market improving?
